Hi All, In Proposed Auckland Unitary Plan (PAUP) if your land is in Single-House zone you may not be able to subdivide it or build another new home if the land is less than 1,200m2 However, if the land is more than 600m2 you can: 1 Build a minor unit dwelling (60m2) in your land 2 Make a part of the existing house another dwelling unit (30m2) Building a minor unit is a lot cheaper and faster than subdivide and build a new home so actually a very good investment option if you think about rental income. (日本語の文章は下段にあります↓) We said in this blog a few months ago that new minor dwelling units would not be allowed to construct in the new Auckland Unitary Plan (AUP) but actually they are allowed (GOOD NEWS)!! My gosh, did we make a lie!? Actually not. Minor Units Can Be Built in AUP!! In the proposed version of AUP they were actually banned but during the current public hearing process for the new plan they have somehow changed their policy. Hope you have a great day!! Recently the new Auckland Unitary Plan has been announced. This new plan enables more dense residential development across Auckland. (日本語の文章は下段にあります↓) Residential Zoning Type The sum of the rules of the plan is that the closer to a town centre the area is, the more dense residential development is allowed. In the zoning map of South Auckland you see the town centre is indicated in purple color in the middle and the zoning type gradually changes as it goes further from the town centre. Here is the zoning type. You see the flow of the zoing type: Town centre→Terrace Housing&Apartment (the densest zoning)→Mixed Housing Urban (2nd densest)→Mixed Housing Suburban (3rd)→Single House (4th).
