  • Business is similar to Team Sports 27/04/2019

      2019/04/27    What I feel 自分が感じたこと

Hi Everyone,   I guess that people who have good results in team sports also can get good results in business. In a business management perspective view, team sports is so similar that a director lets players with various talents and characters concentrate on one outcome. There is a saying from Katsuya Nomura, the Japanese legend professional beaseball head coach, that “There is a win without any reasons but there is no defeat without any reasons” There is always a reason that you have lost in business world too so If you are not aware of it and do not train yourself you will not be a successful business person.   (Katsuya Nomura) Also, when comparing sports and work, Most people do not understand the […]

  • Your Peace Of Mind Is Most Important 30/03/2019

      2019/03/30    What I feel 自分が感じたこと

Hi All, I have summarised here common causes of people’s stress during their new construction project: Delay In Schedule Unexpected Extra Costs Not Smooth Communication with Contractors & Consultants No After Sales Services Designer and/or Consultant’s Inefficacy in Planning, Problem Solving and Project Management In some cases it seems to me that people pay a lot of money for a highly stress project due to these hassles. First Priority Is Your Peace Of Mind If you decide on a high-priced project, first of all, I think it is good to consider the priority of your peace of mind. Many people pursue the cheapest option for their new home build but this often causes lots of stress on you so just be careful. For example, some people […]

  • Meaning of Construction Company 02/03/2019

2019/03/06    The Way We Work 仕事のこだわり, What I feel 自分が感じたこと

Hi all, A while ago the Master Builder Association (MBA), which I am a member of, asked me for my feedback to improve their business and activity. My reply was that although they provide highly attractive and promoting events such as The House Of The Year they should use more of their resources for people to have more trust and feel more secure in them and their members like us. I have heard of a few builders have gone bankrupt which may harm trust and security from people. My idea is that MBA should create the evaluation system that can visualize how secure is each builder company so that potential customers can easily see if a particular builder could be trusted or not. We Japan […]

  • Inspections

      2019/03/03    What I feel 自分が感じたこと

Hi all, It has been a while since I last updated this blog. I have gathered some interesting facts and ideas for on-site management and what it is like working under less supervision. Today I want to talk about inspections (Japan Homes inspection, owners inspection and city council inspection) Japan Homes inspection is where our site managers mark out the kitchen and bathware locations and to check if all pre-line work is correct in terms of construction and design. For our team and owner to visualize finishing positions and make adjustments where needed. Owner inspection normally takes place before pre-line inspection when electrician starts wiring the property, where all switches and power points are at ideal places and whether the owner wants to add extra […]

      2018/12/02    What I feel 自分が感じたこと

(日本語訳下にあります) To let Japan Homes become more public company we have done these 3 things this year. Company Vision: Made a clearer vision of “Comfortable and Affordable” Marketing: Build Only New Homes Improvement of Work: Do BASIC (Kaizen)   Marketing Now we focus on Customers who want to build an average new home with peace of mind. We rather choose not to take any renovation and minor repair work at this time because we cannot take advantages of our strong points for these types of work. Basically my sales system is Based on the “Dantotsu Koumuten” of Mr. Taira Hidenobu’s book. It is interesting that there is data that the analog way of approaching customers is more successful than the digital approach. I use the […]

  • My Article On Gekkan NZ!!

2018/09/30    Reading Book 読書, weblog, What I feel 自分が感じたこと

Hi All My article about home renovation is on the 267 edition of Gekkan NZ, the most common Japanese free-paper journal in NZ. In the article I talk about home renovation and pick up a few very important things for those who are thinking about buying an old house and “do up” including: Dont buy a closs-lease property (you might need a permission from the other owner for renovation) Check signs of waterleaking (if the roof/wall is leaking it can be a very costy for fixing) Check if exterior cladding needs to be extensively repaired (you might need to get Building Consent for the repair) I also mention some key points for old house renovation. For example, you might want to think about changing the […]

  • Road To LBP Designer

2018/08/27    Others その他, What I feel 自分が感じたこと

Hi All, I am aiming to get LBP designer in August 2018 and keep learning the skills and knowledge required for the LBP and would like to talk about the example of how I learn Today. E2 Acceptable Solutions and Verification Methods As a LBP designer you have to be familiar with Building Code so I am developing knowledge in the Code and the skills to design building construction details compliant with it. For example, there is the clause of Building Code,  “E2 Acceptable Solutions and Verification Methods”,  which states how cladding and waterproofing of residential building are achieved (we call it “E2”), and I often refer to E2 to learn and design cladding detail. Below is the metal roof detail that we have designed for […]

  • 5 MUDA

      2018/06/24    What I feel 自分が感じたこと

Hi all, One of our work principal is putting the “5 MUDA” within our work. We have laminated notices which we put at all of our sites for subcontractors to see and also as a reminder of ourselves The 5 MUDA, also know as 5 types of wastes on site, are: 1. WAITING (Delays) Waiting on materials, delayed order, wait for another subcontractor 2. DEFECTS (rework) Cause from rush work or not fully skilled, or misunderstanding. Rework wastes a lot of money and also trust from clients. 3. MOTION (people and equipment) excess people movement- often over a long distance, includes looking for materials and tools 4. MOVEMENT Movements between processes include picking up tools too many times from the car 5. 2nd DISASTER Damage […]
