• Importance of budget control during designs

2020/04/19    FAQ よくある質問, Finance ファイナンス, New Home 新築

When you start a journey of building a new home, budgeting is the most important. However, as you progress the designs with an architect, enlarging floor areas and adding special features (that are expensive and require more maintenance) may often happen. When you finally obtain consents from the council after one and half year, you will ask some builders for quotes, and find actual costs and issues in the plans. Some architects focus on beautiful designs and maybe don’t think about details and total costs carefully, and your buffer for civil works may go over easily. Japan Homes do design and build. We usually provide our clients preliminary estimations when we do concept designs, and when we complete structural designs. By our builder’s eyes and […]

  • Weatherboard Wall and Brick Wall

2020/03/31    New Home 新築, Renovation 改装

Hi all Thanks for your time Weatherboard and Brick are the two major cladding materials for our new homes. Below are the advantages and disadvantages of these two materials. Weatherboard There are different types of weatherboard cladding such as timber fiber, vinyl, metal, and corrugated steel. Advantages Compared to brick houses, the cost of the weatherboard cladding is lower. Weatherboards offer good insulation in case of extreme weather conditions. Weatherboard is easier to install or build a house, and construction takes relatively shorter durations. It is easy to carry out repairs on weatherboards. Weatherboard is more tolerant of earth movements like earthquakes. Disadvantages Unsuitable for high-rise buildings such as skyscrapers. Timber weatherboards require more maintenance. Weatherboards are not noise proof. Weatherboard houses are also more […]

  • Simple Design Is Important For Long Life Homes 22/04/2019

      2019/04/22    New Home 新築

Simple design is the key to a long life building. I am going to discuss the five advantages of the simple design. ①Less Chances of Waterleaking As building envelop design becomes more complicated, the risk of failure in weathertightness increases so simple home design provide less chances of waterleaking. For example, E2 Risk Matrix, which is a table provided by MINISTRY OF BUSINESS, INNOVATION AND EMPLOYMENT and allows the calculation of a risk score for weathertightness failure by the allocation and summing of scores for a range of design and location factors applying to a specific building design, states that complicated design has much higher risk score than simple design. The simple design in Figure 1 has only the total risk score of 2 while […]

2019/03/17    Council Consent 役所の許認可, New Home 新築, The Way We Work 仕事のこだわり

Hi All, The recent trend is that there are many customers who are thinking to subdivide their own land and build new residential buildings. It is necessary to acquire a resource consent (= RC) in order to do land subdivision. Things Commonly Happen At RC Stage Many companies do not spend much time, energy or money on preparing good plans for RC application. Therefore, at the time of a building consent design (= BC) which is the post process of RC, It takes time for them to correct errors and develop details that should have been considered at the RC stage. Common errors found in the BC stage often relates to Height In Relation To Boundary, too much construction costs, room layouts and access to […]

Hi all Long Run Metal Roofing and Asphalt Shingle are the two major roofing materials for our new homes. I am going to describe the pros and cons of these materials.   ASPHALT SHINGLE Advantages -Cheaper to install than Long Ran Metal Roofing -Easy & Quick Installation → Shorten your new home construction period -Solid plywood underlay provides strength to the building and weathertightness -Quiet → Not noisy when rain hitting the roof -Dents to be unlikely to happen -Low Maintenance -Raccoons, Rodents, Pests, and Wild Animals Proof → No gap between each asphalt tile and plywood underlay does not allow them to enter inside the roof (Asphalt Shingle Construction) Disadvantage -Not highly eco friendly. Asphalt is a semi-solid form of petroleum. -Can be damaged in […]
