Hi All,

Thanks for visiting my blog.

Under the new Auckland Unitary Plan (AUP) the  maximum building coverage of private properties has became larger, if these sites are in Mixedhousing suburban, Mixedhousing urban or Terrace Housing and Apartment residential zone.

The building coverage refers to the building footprint in relation to a site area.

For example, if the Max. building coverage is 35% and the area of the site that the building sits on is 500m2, the building footprint will be able to be up to 175m2 (500m2 x 35%).

It normally means  that the larger the building coverage is, the larger the house you can build  your site.

Max. Building Coverage in Different Residential Zone

Single House: 35%

Mixedhousing suburban: 40%

Mixedhousing urban: 45%

Terrace Housing and Apartment: 50%

You can check which residential zone is for your property by following the link below:

Auckland Council GEOMAP

The building coverage was in many cases only 35% before AUP came out so there has been a big change except for Single House zone.

If you planing to build a new home or do extension of the existing house you have a great opportunity now.

Mixedhousing suburban, Mixedhousing urban or Terrace and Apartment

alatown-kenperitsu-yousekiritsu-building-floor-area-ratio3-as-smart-object-1

Building Coverage
Max. Building Coverage
(Building Coverage

Single House: 35%

Mixedhousing suburban: 40%

Mixedhousing urban: 45%

Terrace Housing and Apartment: 50%

Building Coverage
Max Building Coverage

Maximum Building Coverage

Link

Family: Extremely lovely wife, wonderfully kind mother in low, awesomely hardworking chickens, surprisingly lazy cat and unbelievably naughty dog.

I love architecture and design so much that I have been to so many buildings and places around the world such as Sydney Opera House in Sydney, CCTV building in Beijing, Empire State Building in New York, Royal Palace in Bangkok, Houryu-Ji in Nara, etc. However, the residential building attracts me the most. For nearly 10 years I have visited heaps of local and historical homes around New Zealand which I feel the builders’ great workmanship as well as occupants’ life.

From this experience my aim is to design and provide the comfortable and affordable houses with the spirit of Japanese workmanship that people enjoy and improve their quality of life.

In this blog I write my everyday experience of work to show what is a designer’s work and how it goes at Japan Homes.

Any comments or questions are very welcome.
